Buying your first home can be a stressful process, and selling a house for the first time is not much different. However, there are several things that you can do to make selling your home easier, and help ensure that you get offers on your house in a timely manner. If you're a first time home seller, use the following tips:

Get a Home Inspection

A home inspection can be just as useful for sellers as it is for buyers. Getting a home inspection before you list your home for sale will alert you to any issues or repairs that are needed that you may not have been aware of. You can then choose to either pay to have the repairs made, or reduce the planned listing price and let buyers know of the problems so they can make the repairs themselves. It may be beneficial to share a copy of the home inspection report with potential buyers; many people  appreciate seeing it, and if your house is in great condition it may help bring offers in.

Choose the Right Real Estate Agent

Having the right real estate agent is essential to a positive home selling experience. Ideally, your agent should specialize in working with sellers, and be very familiar with your city/town or neighborhood. A local expert will understand the real estate market conditions in your area, which can go a long way in pricing your home right and marketing it appropriately. Don't be afraid to ask a potential real estate agent about how they market a home for sale prior to signing any type of contract.

Create a "Model Home"

New home builders typically have model homes available for buyers to tour before they make a purchase. These homes are designed to appeal to buyers and allow them to imagine their own families living there. As a home seller, it is in your best interest to do the same thing. Make sure your home is immaculately clean, and remove all clutter and items that you no longer want or need. 

After your home is clean and organized, put away personal items that reflect your family. Potential buyers want to picture themselves living in your house, so they don't want to see family pictures and other mementos. If you have walls that are painted very dark or very bright colors, consider painting them a neutral color that appeals to many people. Making your home a clean slate for a new family can help bring offers in.
