Steps to Take if You Are Considering Buying a Water-Damaged Home

While you are shopping for homes that are for sale, there is a chance that the house you like best may have experienced water damage in the past. If this is the case, you could decide to keep looking instead of purchasing a house like this, or you could decide to go ahead and buy the house even though it has water damage in its history. If you decide that you still want to buy the house, there are some steps you should take before you go through with closing on it.

Step 1: Find out the details of the water damage.

A good place to start is to see if you can find out all the details about the water damage that took place there. When did it happen? What caused it? What steps did the homeowner take to fix the problem? Was there an insurance claim filed? You may be able to find out these details by talking to the homeowner, the insurance company, and even the contractor that handled the work. There might even be a warranty from the contractor that completed the repairs after the water damage took place. If you find out the details and want to continue pursuing this house, you should put your offer in to buy it, but you should include an inspection contingency with it.

Step 2: Hire a trusted inspection company.

Secondly, you will need to hire an inspection company to inspect the house, and this is something you should do after the seller accepts the offer you put in. An inspector that has experience with water damage is the best type to choose, as this inspector would be able to thoroughly inspect and evaluate the house for you.

Step 3: Get a quote for necessary repairs.

If the inspector finds problems that are still present from the water damage incident, you should find out how much it would cost to completely remedy the problems. You could get quotes from two or more contractors to protect yourself if you would like, or you could get just one quote.  

Step 4: Reduce your offer to compensate for the repairs it needs.

If there are no repairs needed, you could proceed with buying the house for the price you originally agreed upon. If repairs are needed, though, you could try to renegotiate with the seller to cover the costs of repairs.
